Renting an apartment to companies in Milan: what to prepare

Corporate rentals in Milan: equipment, costs, assistance and the information to clarify before offering your furnished apartment.

A work assignment in Milan lasts four months, a permanent relocation has yet to be decided, and a hotel is not the preferred option for the whole stay. This is one situation in which a furnished apartment can meet demand from companies and professionals. For an owner, however, corporate letting does not automatically mean a higher rent or less work. It means meeting a specific set of needs.

Start with the stay, before setting the price

Establish who will live in the apartment, for how long and under what arrangement. A professional on assignment, a relocating family and colleagues taking turns will use the space differently. Their requirements for privacy, equipment and listing information will also differ.

The contracting party and the party responsible for payment must be clear. A work-related stay does not in itself determine the contract type. The agreement should reflect the actual circumstances, distinguishing, for example, a lease to an individual from one to a company accommodating staff. The Italian Revenue Agency’s RLI service explains registration and subsequent procedures. A listing’s commercial description is no substitute for checking the appropriate arrangement.

What makes a Milan apartment comfortable for work

Before decorative extras come a tested internet connection, a usable table, a comfortable chair and suitable lighting. Taking an occasional video call on a sofa is different from working there for weeks. Photograph the actual workspace and describe the equipment provided accurately.

A practical kitchen, room for clothes and luggage, and straightforward appliance instructions also matter. Describe transport and the neighbourhood using checked information. Avoid idealised journey times, untested internet speeds and services you cannot reliably provide.

A quote that is easy to compare

Separate rent, building charges, utilities, cleaning and optional services. State what is included, what is charged according to consumption and how any reconciliation works. The person organising accommodation for the company should be able to understand the overall cost without piecing together different messages.

A purely illustrative example for a four-month stay:

€1,600 rent × 4 = €6,400

€180 assumed monthly charges × 4 = €720

These two items total €7,120. Any utilities or services not included must be added separately. The security deposit remains separate and is not income. These figures are neither Milan market quotations nor a Demora offer.

Manage arrivals, requests and extensions clearly

At arrival, provide a readable inventory, a contact for assistance and instructions covering access, waste and building rules. During the stay, one channel for reporting problems reduces the chance of a request being lost between a personal chat and an email to an accounts team.

Discuss an extension before the planned departure and check availability and contractual conditions. Do not promise a new occupancy based on a departure date that is still uncertain. An apartment handover checklist helps distinguish the end of a stay from the home being ready for the next one.

Assess the result over the full period

Compare income, preparation costs, assistance and vacant periods over the same time horizon. Comparing a nightly rate with a monthly rent alone is insufficient: the number of changeovers and included expenses can alter the result.
