How to choose an agency to rent out your home in Milan
Seven questions to ask a rental agency in Milan, covering fees, tenant selection, maintenance, reporting and the end of the management agreement.

Your choice of agency affects how the home is presented, who moves in and the quality of information you receive after signing. An effective comparison starts with practical questions. A useful quote explains what is done, by whom and under what conditions.
1. Who handles brokerage and who manages the home?
Ask for the company’s name and the identity of the person responsible for your instruction. Property brokerage and operational management are different: finding a tenant differs from handling maintenance, deadlines and statements. When brokerage is included, check the Business Register and REA references and the requirements for that activity. The Milan Monza Brianza Lodi Chamber of Commerce explains the framework.
2. Does the quote describe every charge?
A percentage says little without its calculation base. Ask which amounts it applies to, whether VAT is included, when it is charged and which services are excluded. Brokerage commission may be separate from ongoing management fees.
Compare quotes covering the same scope. A lower figure may come with separate charges for photographs, inventory, cleaning, administration or works. Ask what happens to charges during months without rent.
3. How is the rent estimated?
Ask which characteristics support the proposal: area, transport links, condition, furnishings, floor and rental duration. A credible assessment explains its assumptions alongside the highest possible price. For arrangements governed by local agreements, rent and contract checks come before publication.
A scenario with a different rent or a longer search can help. Our guide to property return calculations explains how annual receipts relate to monthly rent.
4. How are tenants selected?
Ask which information is collected, how housing needs are checked against the proposed duration and who keeps the documents. Checks should have a relevant purpose and respect privacy. A document check is not an absolute guarantee of future payments.
If a guarantee or insurance is offered, request the written terms: limits, exclusions, deductibles, duration and claims procedure. Reassuring language in an advertisement does not replace a contractual document.
5. Who authorises maintenance and spending?
Agree on a contact person, how issues are reported and a spending threshold requiring approval. Understand how emergencies are handled, who chooses suppliers and how work is documented. Quotes, invoices and evidence of completed work help you review the service over time.
6. What statements will I receive?
Ask for an anonymised sample statement. You should be able to distinguish rent, reimbursed expenses, fees, payments made and amounts still due. Agree the frequency and communication channel rather than relying only on calls when a problem arises.
7. What happens when the agreement ends?
Read the duration, renewal, termination and any exclusivity clauses. Clarify the handover of keys, inventories, photographs and documents, and the treatment of relationships already under way. A clear agreement reduces misunderstandings when needs change.
